How to reach us

Call or text Mike at (480) 296-6513. Email mcerto@cfmtg.com. You reach someone who originates these loans.

What we will work out for you

  • How your student debt is counted — your documented payment rather than 1% of the balance.
  • Whether you can close before your start date, up to 150 days out, and whether your contract's contingencies permit it.
  • Your cash at closing, including the transfer cost. Ohio's cap is 0.4%, and we will help you get your county's actual rate.
  • ★ Whether your employment contract disqualifies you from state loan repayment. A contract that provides loan repayment or imposes a service obligation does.
  • ★ What the loan repayment penalty would cost you if you had to leave, so the decision is priced rather than assumed.
  • Physician loan against conventional and FHA, on your file.

★ One thing we will not do

We will not build your mortgage on the assumption that you are getting state loan repayment.

The award is real money, up to $120,000 over four years and tax-exempt. It is also a two-to-four-year commitment with an exit penalty of three times the award or $7,500 per remaining month, whichever is greater. Those are two different decisions and a mortgage that depends on the second one is a fragile mortgage.

So we price the house on its own merits. If the loan repayment comes through, good. If you decide against it, nothing breaks. Why we are careful about this.

What is useful to have ready

Nothing formal for a first conversation. Your target city and price, your degree and specialty, roughly what your student loan balance and monthly payment look like, and your start date if you have one.

If you have a signed employment contract, send it. It answers the pre-start timing question and the loan repayment disqualifier question at the same time.

Frequently asked questions

How do I get a physician loan in Ohio?

Contact a lender who originates them and bring your employment contract and student loan servicer documentation. Mike Certo, NMLS #260555, at Cornerstone First Mortgage NMLS #173855 originates physician loans in Ohio and can be reached at (480) 296-6513 or mcerto@cfmtg.com.

What should I have ready before talking to a lender in Ohio?

Your target city and price, your degree and specialty, an approximate student loan balance and monthly payment, and your employment start date if you have one. A signed employment contract is the most useful single document, because it answers both the pre-start closing question and whether the contract disqualifies you from state loan repayment.

Will you build my mortgage around Ohio loan repayment money?

No, deliberately. The award is up to $120,000 over four years and tax-exempt, but it carries a two-to-four-year commitment with an exit penalty of three times the award or $7,500 per remaining month, whichever is greater. We price the purchase on its own merits so that the mortgage does not depend on a contract you might decide against.
