Physician Loans for Ohio Dentists
Program and regulatory figures verified October 6, 2026. Details change; confirm your scenario with us.
Ohio is an unusually good state to buy in as a dentist, for reasons that have nothing to do with dentistry and everything to do with how cheap the transaction is.
The loan side
DDS and DMD sit in the eligible-degree list alongside MD, DO, DPM, OD, PharmD, DVM and CRNA. There is no reduced tier for dentists in the guideline set.
So the whole structure is available: up to 100% financing with no PMI, five-percent-down options, amounts to $2M, student debt on your documented income-driven payment rather than 1% of the balance, and closing up to 150 days before a start date on a signed contract.
For a dentist buying into or starting a practice, the student-debt treatment usually matters most. Dental school debt is comparable to medical school debt and the agency formulas hit it identically. How it is counted.
★ Why Ohio suits this particularly well
Because a dentist buying a home and a practice at the same time has two capital needs, and Ohio makes the housing side cheap on both counts.
| Metro | Typical home value | Transfer cost at the 0.4% cap |
|---|---|---|
| Columbus | $330,327 | about $1,321 |
| Cincinnati | $308,426 | about $1,200 |
| Cleveland | $253,678 | about $1,000 |
| Toledo | $205,237 | under $1,000 |
Every Ohio metro in the data sits below the national benchmark of $368,697, and the transfer ceiling is statutory at 0.4% under ORC 319.54 and ORC 322.02. Compare Philadelphia at 4.578%.
★ What we will and will not tell you about the state program
Ohio's application form for loan repayment lists GPR and AEGD among its specialty options, which are dental residency categories, and the Department runs a separate Ohio Health Professional Loan Repayment Program alongside the physician one.
What we will not do is publish dental award amounts. The documents we read and verified are the physician program's, and the Department's website returns an error to every automated tool we tried, so we have no verified figures for the dental side.
That is a real limitation and we would rather state it than fill it. Email the Department at PCRH@odh.ohio.gov and ask for the current Health Professional program packet. Our verification limits.
What does carry across
The structural rules of Ohio's loan repayment programs apply to all of them, and they are worth knowing before you plan around an award:
- Sites must be in a HPSA or health resource shortage area, accept Medicaid and Medicare, and serve all patients regardless of inability to pay — with free clinics excepted.
- Free clinics count as shortage areas regardless of location.
- An existing service obligation disqualifies you, including an employment contract that provides loan repayment.
- Having defaulted on any student loan obligation may disqualify you.
- ★ And the exit penalty: three times the award, or the amount paid plus $7,500 per remaining month, whichever is greater. The arithmetic.
One note on buying a practice
A practice acquisition is commercial lending and a home purchase is residential. They are separate transactions with separate underwriting, and we handle the residential side.
What we will do is make sure the two do not collide: tell us about the practice financing early so the residential file is built with it in view rather than surprised by it. Call Mike at (480) 296-6513.
