In most states this page is about closing costs. Ohio's closing costs are small, so the arithmetic that matters here is a different one.

The easy calculation

Take your purchase price and multiply by 0.4%. That is the statutory maximum transfer cost, and in a county that has not levied the permissive portion it is a quarter of that.

PriceAt the 0.4% capAt the 0.1% mandatory only
$200,000$800$200
$253,678 (Cleveland typical)about $1,000about $250
$300,000$1,200$300
$330,327 (Columbus typical)$1,321about $330
$400,000$1,600$400

Recording fees, prepaid taxes and insurance, and reserves are additional and in Ohio will usually exceed the transfer line. Your county auditor has your actual permissive rate. The statutes.

★★ The calculation that actually matters

If you are taking state loan repayment, work out what leaving costs before you work out what buying costs.

The Department's formula: three times the amount it agreed to repay, or the amount already paid plus $7,500 for each month of service remaining plus interest — whichever is greater, due within a year of the breach determination.

ScenarioOption (a): 3×Option (b): paid + $7,500/monthYou owe
Two-year contract, leave at 12 months3 × $50,000 = $150,000$25,000 + $90,000 = $115,000$150,000
Four-year contract, 24 months remaining3 × the four-year award+ $180,000 in months alonethe greater

Option (a) dominates on a short contract and option (b) overtakes it on a long one, which means there is no cheap exit point anywhere. That is the design. The full detail.

The debt side

BalanceAgency at 1%FHA at 0.5%Physician program
$200,000$2,000$1,000Your documented income-driven payment
$300,000$3,000$1,500
$400,000$4,000$2,000

In Ohio this substitution is worth more to a file than the 100% financing, because the prices are low and the debt is not. How it works.

Why there is no payment calculator here

Because a payment figure needs a rate, and we do not publish rates. A calculator that invents one produces a number you would then plan around, which is worse than no number.

We will run your actual scenario, including the transfer cost, the debt treatment and the pre-start timing, and show you real figures. One conversation.

One honest note on equity

At 100% financing you start with $0 of equity. Ohio makes that easier to carry: 39 of 40 metros rose, most faster than the national +1.2%. But Columbus grew just +1.4%, so in that market equity will come mainly from your payments.

How long you expect to stay matters more than the loan structure, and in Ohio that question is tangled up with the service contract. Decide them together. Market data.

Frequently asked questions

How much are closing costs for a physician buying in Ohio?

The transfer component is small: Ohio caps it at 0.4% by statute, so at most $1,600 on a $400,000 purchase and as little as $400 in a county that has not levied the permissive portion. Recording fees, prepaid taxes and insurance, and reserves are additional and usually exceed the transfer line.

How do I calculate the Ohio loan repayment penalty?

Compare two figures and take the larger. Option (a) is three times the amount the Department agreed to repay. Option (b) is the amount already paid to or on behalf of you, plus $7,500 for each month of service remaining in the contract term, plus interest. On a two-year contract at the maximum abandoned at twelve months, option (a) is $150,000 and option (b) is $115,000, so $150,000 is owed.

Why don't you publish Ohio physician loan rates?

Because a published rate goes stale immediately and quoting rates is regulated. We show current pricing on your own file instead, alongside the transfer cost, the student-debt treatment and the pre-start timing, so the comparison is against real numbers rather than an illustration.
