Columbus is where most Ohio physician files land, and it is the easiest version of this transaction in the state.

What Columbus costs

A typical home value of $330,327 for the month ending 31 August 2026, up +1.4% over the year. That is the highest figure in Ohio and still $38,370 below the national benchmark of $368,697.

For a physician relocating from almost anywhere this reads as inexpensive. The conforming limit of $832,750 leaves roughly $502,423 of headroom above the typical value, so nothing about price pushes the file toward a jumbo structure.

What you need at closing

Less than in most states. Ohio's transfer cost is capped at 0.4% by statute, so on a $330,327 purchase the transfer line is at most $1,321, and less in a county that has not levied the permissive portion.

Your county's actual rate is set by county resolution under ORC 322.02, so ask the Franklin County auditor for the current figure rather than relying on an estimate. How the statutes work.

Recording fees, prepaid taxes and insurance, and reserves are the rest of it, and in Ohio they usually outweigh the transfer cost.

★ One thing to notice about Columbus

It was the slowest-growing large Ohio metro over the year, at +1.4%, while small markets like Greenville ran at +8.9% and Sidney at +7.6%.

At 100% financing you begin with $0 of equity, so in a slower market the equity comes from your payments rather than from appreciation. That is not a reason to avoid Columbus. It is a reason to think about how long you expect to be there, and to not treat the house as the investment part of your plan. Every Ohio metro, with the numbers.

Buying before you start

Columbus runs on academic hiring, and the physician program handles the timing directly: it can close up to 150 days before your start date on a signed employment contract, against the shorter runway agency underwriting is built for.

The contract has to show your start date, no more than 150 days after the note date, and compensation covering at least a twelve-month period. Contingencies may cover only your medical licence or normal administrative items. The requirements.

Does loan repayment reach a Columbus physician?

Sometimes, and it depends on the site rather than the city. Ohio's program requires a site in a HPSA or health resource shortage area that accepts Medicaid and Medicare and serves all patients regardless of inability to pay. Shortage designations exist inside large Ohio cities as well as outside them.

★ And a Columbus-specific angle: free clinics count as health resource shortage areas regardless of where they sit, so a qualifying free clinic anywhere in the metro can put a physician inside the program. Full eligibility.

Before you sign anything, read the penalty. Three times the award, or the amount paid plus $7,500 per remaining month, whichever is greater. Why that matters alongside a mortgage.

The student debt

Counted on your documented income-driven payment rather than 1% of the balance under Fannie Mae B3-6-05, or 0.5% under HUD Handbook 4000.1. On a $300,000 balance that is $3,000 a month of phantom obligation removed.

In a market as affordable as Columbus, that treatment is usually what decides the file rather than the 100% financing. How it works.

Frequently asked questions

What is the typical home price in Columbus for a physician buyer?

The typical home value was $330,327 for the month ending 31 August 2026, up 1.4% year over year. That is the highest of any Ohio metro and still $38,370 below the national benchmark of $368,697. How much cash do I need to close in Columbus?

Not a down payment, if using 100% financing. Ohio's transfer cost is capped at 0.4% by statute, so on a $330,327 purchase the transfer line is at most $1,321, and less in a county that has not levied the permissive portion. Recording fees, prepaid taxes and insurance, and reserves make up the rest and typically exceed the transfer cost.

Is Columbus a good market for a physician to buy in?

On affordability, yes: it is Ohio's priciest metro and still below the national benchmark, with a conforming limit that leaves half a million dollars of headroom. On appreciation it was the slowest-growing large Ohio metro at plus 1.4% over the year, so at 100% financing equity will come mainly from payments rather than price growth.
