Two different eligibility lists get confused constantly. One is about your degree. The other is about your specialty, your site, and your willingness to commit.

Who can use the physician loan?

The program runs on degree rather than specialty:

  • MD and DO physicians
  • DDS and DMD dentists
  • DPM podiatrists
  • OD optometrists
  • PharmD pharmacists
  • DVM veterinarians
  • CRNA nurse anaesthetists
  • Residents and fellows

Your specialty does not come into it. An Ohio orthopaedic surgeon, a dermatologist and a general paediatrician are identical applicants to the program.

★★ And the list that is much narrower

So an Ohio cardiologist can use the loan and cannot use the repayment program. A Dayton-area family physician at a qualifying community site may be able to use both. The repayment program's rules.

Residents and fellows

Eligible for the loan, and, unusually, eligible for Ohio's loan repayment program in their final year by statute under ORC 3702.72. Ohio is the better-timed of the two states we built this week for someone finishing training.

★ With one caution: applying for both at once means signing a mortgage and a penalty-bearing service contract in the same season. How to sequence it.

Dentists

DDS and DMD are eligible for the loan on the same footing as physicians. On the state side, Ohio's application form lists GPR and AEGD dental residency categories among its specialty options, and the Department runs a separate Ohio Health Professional Loan Repayment Program alongside the physician one.

We will not state Ohio's dental award amounts here, because the documents we verified are the physician program's. Ask the Department. Buying as an Ohio dentist.

The employment contract

If you are closing before your start date, the contract carries the weight. It must show a start date no more than 150 days after the note date, and salary or compensation details covering at least a 12-month period.

Contingencies are limited: only your receipt of your medical licence, or normal administrative requirements such as background checks, drug testing and fingerprinting. Anything else needs looking at before you rely on it.

★ And read the contract for one more thing. An employment contract that itself provides loan repayment or imposes a service obligation disqualifies you from OPLRP. The same document decides both questions. The timing detail.

One thing to be clear about

This is a lender portfolio program, not agency financing. That is precisely why it can treat student debt and start dates differently from Fannie Mae's rules. Terms are set by the lender and change.

Frequently asked questions

Who qualifies for a physician loan in Ohio?

Clinicians holding MD, DO, DDS, DMD, DPM, OD, PharmD, DVM or CRNA designations, including residents and fellows. Eligibility runs on degree rather than specialty, so a surgeon and a general paediatrician are treated alike. Program terms are set by the lender and change.

Does my specialty matter for an Ohio physician loan?

Not for the loan. Specialty matters a great deal for Ohio's Physician Loan Repayment Program, which covers primary care only: Family Practice, General Internal Medicine, Internal Medicine and Pediatrics, Obstetrics and Gynecology, General Pediatrics, Adolescent Medicine, Geriatrics, and general, child and adolescent and geriatric Psychiatry. The two tests are frequently confused.

Can residents and fellows get a physician loan in Ohio?

Yes, residents and fellows are eligible designations under the loan program. Ohio also allows final-year residents and fellows to apply for state loan repayment under ORC 3702.72, which is broader than several other states. Applying for both in the same season means signing a mortgage and a penalty-bearing service contract together, which is worth sequencing deliberately.

Will my employment contract affect Ohio loan repayment eligibility?

It can. The Department's packet lists employment contracts that provide loan repayment or impose a service obligation among the existing obligations that make an applicant ineligible, unless the obligation will be fulfilled before the Ohio contract begins. The same contract also determines whether you can close up to 150 days before your start date, so it is worth reviewing for both purposes.
